What Varies by Location Across the Southern Highlands
While Wingecarribee Shire Council's Local Environmental Plan 2010 applies across most of the region, planning conditions vary considerably depending on where you build. Heritage Conservation Areas in Bowral, Berrima and parts of Moss Vale impose additional design controls. Rural zoning on properties outside the townships affects permissible uses, dwelling density and site coverage. Escarpment-edge properties around Robertson and Kangaloon face different environmental constraints — bushfire risk, visual impact assessment, vegetation clearing controls — compared to a town block in the centre of Bowral.
Climate also varies across the region. Robertson, at nearly 700 metres on the plateau's eastern edge, is one of the wettest towns in NSW, receiving over 2,000mm of rainfall annually.
